Order of search results
Properties on YourNxtHome appear in an order you choose yourself. Below is which data determines that order and what has no bearing on it. We publish this because the law asks it of a platform, and because it is a fair question.
You choose the sort
There is a choice above the results. That choice is also in the page address, so a link you pass on shows the other person the same list in the same order.
If you choose nothing, the newest property comes first.
What we sort on
- Newest first
- The date the agency published the property, newest to oldest. This is the default.
- Price ascending
- The asking price, low to high. Where properties for sale and for rent appear together, rentals come after sales and are sorted among themselves by rent: a monthly rent and a purchase price are not comparable figures.
- Price descending
- The same data, high to low.
- Living area
- The living area in square metres, largest first. Where the agency has corrected the measurement, we sort on the corrected one: the same figure you see on the property page.
- Recently saved
- The moment you saved the property yourself, newest first. You can only choose this order on your saved properties, where it is the default. Nothing we know about the property plays a part in it: this order is yours.
Where values are equal
Where two properties hold the same value, we keep a fixed order among them. That sounds like a detail, but without it the same property could appear on two pages and another on none at all once you page through the results.
What has no bearing on it
- Paid visibility
- An agency can have a property featured. That property then gets a frame and a mark on its card, but it does not move in the list and does not enter a list it would otherwise not be in. What featuring does do is set out in article 4a of the terms.
- The agency
- How large an agency is, how many properties it offers and how long it has been a customer do not count.
- Our own listings
- YourNxtHome does not offer properties of its own. So there is nothing of ours to favour.
How this came about
Until August 2026 a paid boost counted towards the order of the ordinary search list. It was taken out on 3 August 2026: paid visibility and the search list have stood apart ever since.
We do not leave it to memory that it stays that way. An automated check on our code raises the alarm as soon as the sort would come to carry a promotional field, so this cannot creep back in unnoticed.
